The difference

What your estimate
actually includes.

Most bathroom quotes are a single number with a long list of things it quietly excludes. Ours is a document you can read line by line — and hold us to.

01

Every line priced separately

Labor, tile, fixtures, cabinetry, countertops, permits and finish hardware are listed and costed individually. You see exactly what your money buys before anything is demolished.

02

Permits pulled and inspected by us

Any work touching plumbing, electrical or structure needs a permit. We file with your city's building department, schedule inspections, and don't start demo until permits are in hand.

03

A written schedule, not a guess

Most bathrooms run three to six weeks depending on scope. You get that schedule in writing before day one, and an update from us the moment anything moves.

04

Materials ordered before demo

Tile, fixtures and cabinetry are sourced and confirmed while permits process — so the crew isn't standing in your open bathroom waiting on a back-ordered vanity.

05

No change orders you didn't approve

We don't pad quotes and we don't spring costs on you mid-project. If the scope genuinely needs to change, we bring it to you first and you decide.

Walk-in shower with green vertical tile, brass fixtures, frameless glass and hexagon marble floor
Design and construction under one roof.

You don't need to hire an interior designer before coming to us — we develop the layout, select materials and build it. Already working with a designer? We'll build to their spec.

Scope

From one fixture
to a full gut rebuild.

01

Full renovation & redesign

Down to the studs and back up: new layout, updated plumbing and electrical, all-new finishes. Design, permits, demolition and every trade handled by us.

02

Walk-in shower conversion

Tub-and-shower combos turned into frameless walk-ins with custom tile, linear drains, rainfall heads — built on proper waterproof membranes and sloped floors.

03

Vanity & cabinetry

Custom and semi-custom vanities, floating units, double-sink layouts and built-in storage — including plumbing rough-in adjustments and countertop fitting.

04

Tile & custom flooring

Subway to large-format marble, mosaic accents to wood-look porcelain. Waterproofing, substrate prep and grout selection are part of every tile job we do.

05

Plumbing & electrical upgrades

Rough-in modifications, supply-line replacement, drain relocation, GFCI and new lighting circuits — brought up to current California code and inspected.

06

Accessible & ADA remodels

Zero-threshold showers, reinforced grab-bar blocking, comfort-height fixtures, wider doorways, non-slip tile and roll-under vanities for aging in place.

How it runs

Six steps. No radio silence
in between.

Inviting a contractor into your home takes trust. Here is exactly what happens, in order, from the first phone call to sign-off.

01

Free in-home consultation

We walk the space, listen to your goals and assess existing conditions. Not a sales call — a working session with honest answers about what's possible in your budget.

02

Design & line-item estimate

A custom design plan plus an itemized estimate covering labor, materials, permits and finishes. We bring samples to you and make selections together.

03

Permits & material sourcing

We pull permits through your city and order every material while they process. Demolition doesn't start until permits are in hand and materials are confirmed.

04

Demolition & rough-in

Adjacent areas protected, dust contained, debris removed daily. Plumbing and electrical rough-in is completed and inspected before any wall finish goes on.

05

Tile, fixtures & finishes

Precise tile layout and consistent grout joints, then cabinetry, countertops, fixtures, lighting and hardware — each checked against your design plan.

06

Walk-through & sign-off

We walk the finished bathroom with you, detail by detail. Anything that needs adjusting gets handled before we call the job done.

Bathroom remodeling FAQs

How long does a bathroom remodel take?
Most bathroom remodels run three to six weeks from the first day of demolition to final walk-through. A cosmetic refresh — new tile, vanity and fixtures — typically takes two to three weeks, while a full gut renovation with layout changes, plumbing relocation and new electrical can run four to six weeks or longer. You get a written project schedule before work begins, and an update from us if anything changes.
How much does a bathroom remodel cost in Orange County?
Cost varies widely with the size of the space, the materials selected and the complexity of the work. Rather than quote you a ballpark that moves later, we provide a detailed line-item estimate for every project, so you know exactly what your investment covers before any work begins. The consultation and the estimate are free and carry no obligation.
Do I need a permit for bathroom remodeling?
Permits are required for any work involving plumbing, electrical or structural changes — moving a toilet, relocating a shower, adding recessed lighting or altering a load-bearing wall. Cosmetic work such as swapping a vanity top or re-tiling generally does not, though requirements vary by city. We handle the entire permit application process as part of our service and know the requirements in Newport Beach, Irvine, Costa Mesa and the surrounding Orange County cities.
What is included in a full bathroom renovation?
Demolition of existing surfaces and fixtures; rough-in plumbing modifications or relocations; electrical upgrades including GFCI outlets and new lighting circuits; waterproofing of shower and wet areas; custom tile on floors and walls; vanity and cabinetry installation; countertop fitting; new fixtures, mirrors, lighting and all finish hardware. We manage the complete scope from design through final walk-through, including permits and inspections.
Can you remodel a small bathroom?
Absolutely — some of the most satisfying projects we complete are in compact spaces. Smart design, properly scaled fixtures and the right tile choices can make a small bathroom feel significantly larger and more functional. We work on guest baths, powder rooms and hall bathrooms of every size. A small footprint does not mean a small impact — often the opposite.
Do you handle both the design and the construction?
Yes. We are a full-service bathroom remodeling company and handle design and construction under one roof — you do not need to hire a separate interior designer first. We develop the layout with you, select materials and finalize a design that meets your goals and budget. If you already have a concept or are working with a designer, we are happy to build to those specifications.
Are you a licensed bathroom remodel contractor?
Yes. Laguna Bay Developing holds California General Contractor License #1072840 and is fully licensed, bonded and insured. All projects are permitted and inspected according to local building department requirements. Always verify a contractor's license before signing anything — ours can be checked on the California Contractors State License Board (CSLB) website.
Will I be able to use my bathroom during the remodel?
During a full remodel the bathroom being renovated is out of service for the duration of the project. If it is the only bathroom in your home, we discuss that during planning and sequence the work to minimise disruption. We contain dust and debris and clean the work area daily so the rest of your home stays comfortable.
What areas do you serve?
Newport Beach, Laguna Beach, Irvine, Costa Mesa, Huntington Beach, Dana Point, San Clemente, Aliso Viejo, Lake Forest, Mission Viejo, Corona del Mar and Newport Coast. If you are outside these areas, call us — we are often able to take on projects in surrounding Southern California communities.
